The appeal of a Riverside Address at Circulo Verde

A riverside address has its appeal. An unobstructed view of the surroundings and the opportunity to stroll along its banks offer residents serenity and the kind of living away from the stress of the busy business districts. Apart from an urban sanctuary, it offers a lifestyle that encourages residents to go out to enjoy the fresh air with exclusivity and enjoy activities such as biking, jogging, and even walking the dog  on vast green spaces.

This is the promise of Circulo Vere, a 10-hectare riverside development in Bagumbayan, Quezon City that boasts of 70 percent space for recreational parks and tree-lined jogging paths.

Located alongside the Marikina River, the 15-billion peso project by Ortigas & Co. is a master-planned residential community with mix-used facilities. Upon completion, Circulo Verde will have 15 residential towers that offer unobstructed views of the Sierra Madre Mountains and the Ortigas skyline.

The project will cover five phases with phase one already in full swing construction and scheduled for completion within five years. The first phase of Circulo Verde includes the construction of five residential towers and an exclusive townhouse community on 2.7 hectares inside the 10-hectare prime property.

Targeting growing families, the first tower Majorca Residences is an 11-story residential building that features one-, two-, and three-bedroom units ranging from 42 to 107 sqm.  Majorca Residences features function rooms, a children’s’ playground, a swimming pool, and access to Circulo Verde’s vast open space. It was officially launched in 2009 and sold out after a year in the market.

The second tower to rise is Ibiza Tower, a 23-story residential building targeting professionals and young couples. It offers one- to two-bedroom units in single or bi-level layouts with sizes ranging from 44 sqm to 80 sqm.

The third tower is Seville, which is a 17-story residential tower that features units with balconies. Seville has 69-sqm two-bedroom corner units and a 95-sqm three-bedroom units with split layout. The units all have a standard living room, dining area, kitchen, master bedroom, common toilet and bath, maid’s room, and wrap-around balconies. Three bedroom units have some extra features such as a den/study and a walk-in closet found at the master bedroom.

Seville is ideal for start-up families, families with young children, and empty-nesters. Prices range from P3.7 million to P4.3 million for single bedroom units (without parking), P6.1million to P6.8 million for two-bedroom units (with parking) and P8.4 million to P9 million for three-bedroom (with parking).

Lleida is the fourth building to rise within the development’s phase 1. The 21-story building will feature a Sky Garden integrated into the structure. The bi-level lush green space will occupy the 11th and 12th floor. The two floors will also hold the amenity deck offering great views of the city.

Targeting professionals, small families, and retirees, Lleida offers studio units, single-bedroom types, and two-to-three bedroom units. Unit sizes average from anywhere to 21 sqm to 95 sqm and the price starts at P1.8 million.

A low-density residential building, Lleida will only have six to eight units per floor (or a total of 195 units for the entire tower), with each unit having its own balcony. A special architectural technique will make sure that sunlight doesn’t shine directly into the units, keeping homes cool throughout the day.

“We will make sure our future residents will be able to enjoy having all that space in our latest project, Lleida. Aside from roomier condominium units, there will also be amenities that will create and offer the feeling of being in the outdoors that’s usually lacking in other condominium projects,” said Joey Santos, general manager for real estate division, Ortigas & Co.

Also rising within phase 1 is a 62-unit townhouse community called Circulo Verde Garden Homes.

At P9 to P14 million, a typical unit highlights a floor area of 138 to 191 sqm, front entry and back access that is connected to the utility area and a two-car garage. Each unit has a built-in cabinetry, master bedroom and bath, kitchen, dining, and living areas, as well as balconies for every floor.

Aside from the master’s bedroom, the four level units will have two secondary bedrooms, a family hall, and a potential fourth bedroom, while three-level units, will have two secondary bedrooms and three toilet and baths.

Since the introduction of the various Circulo Verde towers and townhouse community, the developer has posted record sales growth. The first tower, Majorca, is already 100 percent sold. The second tower, Ibiza, is 80 percent sold, while the third and fourth towers, Seville and Lleida, are enjoying brisk sales. Circulo Verde Garden Homes sells in tranches and has also received favorable market reception.

The fast uptake of units in the residential towers only indicate the high interest in the project that highlights the concept of an integrated community in proximity of major urban centers and schools, according to Santos.

Delivery date of the units for the first two towers is scheduled on the fourth quarter of 2012, according to Santos, who is confident of the project’s adherence to its timeline.

“We are on time. In 2009, we were meeting our construction timelines, especially our first two residential towers – Majorca and Ibiza. The company completed the foundations of these towers last year. Sales have also continued to be good with Majorca already sold out and Ibiza with a few units left,” said Santos.
