For Nerissa Andal, buying another home means finding a property that better suits her current needs. For Mercy De Felix, the search begins with a practical concern: finding a place near her workplace in Pasig.
Their priorities reflect two different sides of the residential property market, where first-time buyers and existing homeowners weigh location, financing and the suitability of a home for the years ahead.

Both visited the 2nd National Housing Expo, also known as the Pag-IBIG Housing Fair, held on October 19–20 at the SMX Convention Center Manila in Pasay City. Filinvest Land, Inc. presented residential developments and Pag-IBIG financing options at the event, giving prospective buyers an opportunity to compare properties and discuss payment arrangements.
Finding a better fit
Andal, 37, already owns a home but is considering a move. Location, financing flexibility and the developer’s reputation are among the factors guiding her search.
“Si Filinvest kasi, matagal nang kilala ‘yan at subok na,” Andal said, explaining why she was considering the developer’s properties.
At the fair, she explored Filinvest Land’s residential offerings and available Pag-IBIG financing options to assess which properties could fall within her preferred budget.
For an existing homeowner, the decision to move involves assessing what a different property would improve, whether that means a more convenient location, a different layout or payment terms suited to current finances. Filinvest Land’s offerings include condominiums, house-and-lot developments and residential lots, providing different options depending on a buyer’s requirements.
De Felix, a 26-year-old scriptwriter, approached the fair as an aspiring first-time homeowner. She wanted to explore properties near her workplace in Pasig and understand how the purchase process works.
Discussions with Filinvest Land representatives introduced her to alternative locations and residential options she could consider. While proximity to work remained a priority, the visit gave her a broader selection to assess before committing to her first property.
Offers bring monthly payments into focus
Filinvest Land’s offers at the expo included monthly amortizations starting at ₱8,500, zero-downpayment options and discounts of up to 20% on select properties, subject to applicable terms and buyer qualifications.
These offers give prospective buyers a starting point for discussions about affordability. However, the release does not identify the projects, unit types, loan amounts or repayment periods covered by the advertised starting amortization. It also does not specify whether the offers can be combined.
Buyers interested in a particular development can request a detailed computation showing the applicable selling price, payment schedule, financing terms and other charges. The availability of Pag-IBIG financing likewise depends on the property and the buyer’s eligibility.
For buyers such as Andal and De Felix, those details are essential to comparing properties with different prices and payment arrangements.

Comparing the property and its surroundings
The two buyers’ experiences also show why the search cannot be settled by a promotional rate alone. Andal’s interest in a more suitable home and De Felix’s preference for a location near work put everyday use at the center of the decision.
Travel time, access to transport, nearby services, property features and community amenities all help determine how well a home will serve its occupants. The developer’s record and the condition or completion status of the property are also relevant to that assessment.
At the expo, Filinvest Land representatives assisted visitors with property comparisons, financing questions and available discounts. The developer showcased residential projects across Luzon, while its wider portfolio extends to the Visayas and Mindanao.
Its partnership with Pag-IBIG Fund provides eligible buyers with financing options for qualifying properties.
Different buyers, different requirements
For Andal, the next step is finding a home that improves on what she already has. For De Felix, it is narrowing the choices for a first purchase while balancing her preferred location with her budget.
The housing fair brought those decisions into one venue, allowing visitors to examine property offerings and ask financing questions before moving further into the buying process.
Filinvest Land, the listed property arm of Filinvest Development Corporation, has a nationwide portfolio of more than 280 projects spanning residential, office, retail, mixed-use and industrial developments.
