Hawthorne Heights in Katipunan Wins Best Student Residential Development

Near Ateneo, Miriam College and UP Diliman, Vista Residences’ Hawthorne Heights offers a home for campus life with room for plans beyond graduation.

Choosing where to live during college often starts with the commute. A shorter trip to campus can mean more time for sleep, coursework or a proper meal before class. But for families considering a condominium purchase, another question follows: will the address still make sense after graduation?

Hawthorne Heights brings together accessibility, lifestyle, and community in one address—creating a vertical home that evolves with residents from their academic years into early professional life.

That longer view shapes Hawthorne Heights by Vista Residences, a 41-storey condominium in Loyola Heights along Katipunan Avenue. Named Best Student Residential Development at the Dot Property and Lamudi Philippines Real Estate Awards 2026, the property brings together access to universities, everyday conveniences and amenities for studying and recreation.

It belongs to Vista Residences’ University Series, which places residential developments near educational institutions. The concept considers how a home might serve its occupant through college and into working life, when familiar surroundings can remain useful even as daily routines change.

A Milestone Worth Celebrating

An address built around campus life

Katipunan has long drawn students and families because of its proximity to Ateneo de Manila University, Miriam College and the University of the Philippines Diliman. These institutions anchor a neighborhood where academic schedules overlap with the activity of shops, dining establishments and nearby retail parks.

Transport connections, including the LRT-2 Katipunan Station, link the area with other parts of Metro Manila. For residents, that connectivity matters beyond getting to class, particularly when internships, job interviews and eventual employment begin taking them farther from campus.

Vista Residences has established several University Series properties in the area, including Vista 309 Katipunan, Vista Pointe and Hawthorne Heights. Their location within Loyola Heights places residents close to an academic community while keeping city services and daily essentials within reach.

For a student settling into independent living, knowing where to buy groceries or find a place to study can be as important as the distance to a lecture hall.

Space for studying—and taking a break

Hawthorne Heights takes inspiration from Hawthorne in Los Angeles County, drawing on the relaxed character associated with California’s South Bay. Vista Residences translates that influence into a residential setting within Katipunan’s busy urban surroundings.

The condominium offers studio and one-bedroom layouts, with amenities that accommodate both coursework and downtime. Study rooms provide dedicated spaces for academic work, while a swimming pool and gym give residents options for exercise and recreation. A function hall accommodates gatherings and shared activities.

Ground-floor retail includes a Robinsons Easymart, making grocery runs and purchases of everyday necessities part of the building’s convenience.

Together, these features address the ordinary demands of living away from home: finding somewhere to concentrate, keeping supplies stocked and making room for activities outside school.

What happens after the diploma?

The University Series also rests on the possibility that residents will continue to find the location useful once they enter the workforce. A unit purchased for an undergraduate could become an early-career home or, depending on an owner’s plans, a rental property.

The figures cited in the project materials illustrate the scale of Metro Manila’s education and employment markets. The Commission on Higher Education listed 318 higher-education institutions in the National Capital Region for academic year 2024–2025, while the Philippine Statistics Authority estimated the region’s population at 14 million in 2024.

In 2025, NCR had 6.33 million employed people, an employment rate of 94.80 percent, with wage earners accounting for 80.50 percent of employed persons. Quezon City recorded a higher employment rate of 95.20 percent.

These figures provide context for Vista Residences’ focus on locations serving both students and working residents. They do not, on their own, establish rental returns or future property values, but they help explain the thinking behind a home intended to remain useful across different stages of its occupant’s life.

From construction to occupancy

Hawthorne Heights also marks Vista Residences’ 100th high-rise development, making it a milestone in the company’s residential portfolio. With turnover activities already underway, the project is moving into occupancy, when its layouts, shared spaces and neighborhood connections become part of residents’ daily routines.

The student residential development award recognizes a property built around a particular stage of life. Hawthorne Heights’ broader proposition is that an address near campus can continue to serve its owner after that stage ends, with space for studying today and access to the wider city as work and other responsibilities take over.
